TRACT is a land entitlement intelligence platform operated by Strata (“Company”). The platform aggregates publicly available data to generate preliminary parcel research reports for informational purposes only.
Reports generated by TRACT are not title reports, title commitments, title searches, title opinions, surveys, appraisals, environmental assessments, or legal advice. Reports may not identify all easements, liens, encumbrances, deed restrictions, or other matters affecting the property. Nothing in any report should be interpreted as legal, zoning, surveying, environmental, or engineering advice.
Information is derived from publicly available data sources including county assessor records, municipal zoning databases, FEMA flood maps, EPA databases, and other public records. These sources may contain errors, omissions, or outdated information. The Company does not guarantee the accuracy, completeness, or timeliness of any information presented.
Users must independently verify all information before making any development, acquisition, or investment decision. Users should engage qualified professionals including attorneys, title companies, surveyors, engineers, and environmental consultants as appropriate.
Users acknowledge that TRACT reports are preliminary informational tools and agree not to rely on them as a substitute for professional due diligence. By using the platform, users accept full responsibility for their use of the information provided.
To the maximum extent permitted by applicable law, the Company’s total aggregate liability arising from or related to the use of TRACT shall not exceed the amount paid by the user for the specific report or subscription giving rise to the claim. In no event shall the Company be liable for indirect, incidental, consequential, special, or punitive damages.
Payment is processed via Stripe. All sales are final. No monetary refunds are issued under any circumstances.
Quick Screen reports ($49) are delivered instantly and are non-refundable once generated. TRACT Reports ($295) are analyst-reviewed and delivered within 24 hours.
Report credits in lieu of refunds. If a TRACT Report contains a verifiable data error on a confirmed field — meaning a data source returned demonstrably incorrect information for a field that was populated (not marked unavailable) — the Company may, at its sole discretion, issue a one-time report credit redeemable for a future TRACT Report on a different parcel. Report credits expire 90 days from issuance and carry no cash value.
Credits are not issued for: unavailable data fields, parcels outside our verified coverage area, data that was accurate at time of generation but subsequently changed, differences between TRACT data and information obtained from other sources, or general dissatisfaction with report findings. Users should review our coverage page before purchasing to understand data availability for their municipality.
Subscription plans ($975/month) include 10 TRACT Reports and unlimited Quick Screens per billing period. Report credits do not roll over between billing periods. Subscriptions may be cancelled at any time; no refunds or prorated credits are issued for partial months or unused report allocations.
To request a report credit, email support@tractinsight.com with the parcel ID, the specific field in question, and documentation of the correct value.
TRACT, the TRACT brand, and the report format are the intellectual property of Strata. Users receive a limited license to use generated reports for their own internal business purposes. Reports may not be resold or redistributed.
The Company collects email addresses for report delivery and purchase history. Payment information is handled by Stripe and never stored on Company servers. The Company does not sell user data to third parties.
These terms are governed by the laws of the State of Texas. Any disputes shall be resolved in the courts located in Travis County, Texas.
The Company reserves the right to update these terms at any time. Continued use of the platform after changes constitutes acceptance of the updated terms.
